PRESENTER:
Welcome back. Before the break we saw Andrew and Julie, who bought this beautiful Victorian property, which sits just a stone s throw away from the city centre. It s surrounded by beautiful open spaces and excellent commuter links into London. What more could you ask for? Let s go in and find out!

Andrew, Julie, congratulations. Nice to meet you both.

ANDREW:
Thank you, thank you very much.

PRESENTER:
So, there is a huge amount of work that needs doing. It looks as if the place has been empty for many years. Most people would run a mile. What made you want to buy this property?

JULIE:
Well, primarily we were looking for a place for our son, who works in London, and we needed something that has good links into the City, is close to his friends and family, and we wanted a project.

PRESENTER:
Well, you certainly have one on your hands with this house (small laugh). So tell me, what s the plan? Are you keeping things the same, or are you planning on knocking walls down like this one to create a more ...open, modern living style?

JULIE:
Yes, it s going to take some time. Erm We re thinking of completely stripping everything back to the bare walls. We ll probably maybe keep the same configuration of the house, but we do want to convert the space upstairs so there s a spare room, and we just generally want modernise the house.

PRESENTER:
So, Andrew and Julie know exactly what they want to do with the place, had a survey carried out which details the current conditions of the property, but, what s the budget and who s doing the work?

What about that crack in the bathroom ceiling?

ANDREW:
Yeah, we noticed there was a slight leak and dampness in the loft, so we ve had a structural engineer come in to give us some advice, and it seems like it will be a fairly easy fix.



PRESENTER:
That sounds like a great plan, but who s doing the work? And what s the budget for this?

ANDREW:
Well, I work with some contractors, um, builders, on a day-to-day basis, and I ve got a few lads in mind who I think will be able to get the job done. So we are hoping to get it all completed for about £40,000, erm, with a bit of contingency for a little more if we need it. And yeah, we don t just want to use cheap materials, so I think to do it to the standards that I expect we re probably going to have to spend a little bit extra to do it.

PRESENTER:
That is a healthy budget. And the time frame?

ANDREW:
I d say we ideally want to get this completed in about four to six months.

PRESENTER:
So, have you bought other properties before and renovated, or is this the first?

JULIE:
Yes, we ve bought five or six properties over the past few years as investments for when we re retired, and to hand over to our boys.

PRESENTER:
Well, good luck with the project, and we will be back to check out the transformation.
